When you have found the property
We advise every buyer to use an independent lawyer (abogado). You can choose your own, or we can introduce you to a qualified, English-speaking lawyer who will guide you through the purchase.
Buyer and seller then sign a private purchase contract, in Spanish and English, usually prepared by the lawyer, and the buyer pays a deposit, normally 10%. We never ask to hold your deposit. We recommend that it goes to your lawyer's client account.
Your lawyer then checks the Land Registry for the owner and for any debts or charges, because in Spain some debts, such as registered charges, unpaid IBI and recent community fees, stay with the property and could become yours. The lawyer also confirms that the deeds describe the property correctly and arranges your NIE number.
On completion day you sign the new deeds before the notary, with your lawyer, the seller and us. The balance is paid, the keys are handed over, and the utilities, IBI, rubbish charge and community fees are moved into your name. The full detail is in our buyers guide.
After you have bought
Buying your home is the start of the relationship, not the end. If you want us to, we can:
