What is an energy efficiency certificate?
A certificate that grades a property from A (most efficient) to G (least efficient) according to how much energy it needs. The rules are in Royal Decree 390/2021.
When do I need one?
Before the sale completes at the notary, who will ask for it on completion. It should also be available to anyone interested in buying.
How long is it valid?
Ten years, except for a G rating, which is valid for five years. Many older Tenerife properties are rated F or G, so check the date on yours.
Who can issue it?
A registered competent technician (técnico competente), for example an architect, technical architect or engineer. The owner chooses who to use.
Who pays, and how much is it?
The owner pays. The fee depends mainly on the size of the property, so ask for a quote.
How is the rating worked out?
The technician inspects the property, including its insulation, windows, hot water and air conditioning, and enters the data into official software that calculates the rating. The certificate is then registered with the Canary Islands Government.
My property has a poor rating. Do I have to improve it?
No. You can sell or let it as it is. The certificate suggests improvements, but they are optional.
Are any properties exempt?
Yes, including stand-alone buildings with under 50 m² of usable floor space and buildings bought to be demolished or substantially renovated. Confirm an exemption with a technician or lawyer before the sale.
