We visit your property at a time that suits you, discuss what you want to achieve, photograph your home thoroughly and add it to our websites and marketing. We only bring buyers whose requirements it matches, and we keep you informed throughout.
Before you list
You will need an energy efficiency certificate before the sale completes at the notary. It also helps to have your escritura, your NIE, the latest IBI receipt, recent utility bills and confirmation from your community of owners that your fees are paid.

What selling a Tenerife property costs
| Cost | What it is |

| Plusvalía municipal | Town hall tax on the rise in the land value while you owned the property. It is the seller's cost; for a non-resident seller the buyer pays it on the seller's behalf and keeps the amount back from the price. |
| Tax on your gain | Spanish residents pay tax on the gain as savings income, with exemptions in some cases, such as some sales of a main home. Non-residents pay 19% on the gain. |
| 3% retention | If you are not resident in Spain, the buyer keeps back 3% of the price as a payment on account of the capital gains tax you owe on the sale. If it is more than you owe, you can claim the difference back by filing a return; if it is less, you pay the balance. |
| Mortgage cancellation | Any mortgage is repaid at completion. There may be an early repayment charge, plus notary and registry costs to remove it from the Land Registry. |
| Notary | Notary fees. |
| Other | The energy certificate, bills and community fees up to completion, your lawyer's fee, and our agency fee, which we agree with you before marketing begins. |
